Your Guide to North Carolina's Triangle Region

The Triangle is more than Raleigh, Durham, and Chapel Hill — it's a 14-county region with distinct communities, each offering something unique.

What Is "The Triangle"?

The Research Triangle — known simply as "the Triangle" — is anchored by three world-class research universities: NC State University in Raleigh, Duke University in Durham, and the University of North Carolina in Chapel Hill. These three institutions form a geographic triangle that gives the region its name, with Research Triangle Park (RTP) at its center.

But the Triangle has grown far beyond its academic origins. Today it encompasses a sprawling metro region of 2.4 million people across 14 counties, from Greensboro in the west to Wilson in the east, from the Virginia border counties in the north to Fayetteville and Fort Bragg in the south.

The Core: Wake, Durham & Orange Counties

Wake County (Raleigh, Cary, Apex, Holly Springs, Fuquay-Varina, Wake Forest, Garner) is the population center with 1.1 million residents, the highest median household income in NC ($101K+), and the region's strongest job market. Durham County is home to Duke University, the Durham VA Medical Center, and a thriving food and arts scene that rivals cities twice its size. Orange County (Chapel Hill, Carrboro, Hillsborough) offers the region's top-ranked public schools and a progressive college-town atmosphere.

The Growth Corridor: Johnston, Chatham & Franklin Counties

Johnston County (Clayton, Smithfield) is growing at 31.6% — the fastest large county in the Triangle — with median homes around $349,000 offering exceptional value. Chatham County is home to Chatham Park, the largest master-planned development in NC history (7,100+ acres, 60,000 future residents). Franklin County (Youngsville, Franklinton) is projected to grow an astonishing 39.2% by 2030, driven by Wake Forest spillover and the planned S-Line high-speed rail station.

The Military Corridor: Cumberland, Harnett & Lee Counties

Cumberland County (Fayetteville) is home to Fort Bragg, the largest Army installation in the world by population, with an $8.3 billion annual economic impact. Median home prices of $228,000–$268,000 make this the most affordable submarket in the Triangle footprint. Harnett County (Lillington, Angier) bridges Wake County and Fort Bragg. Lee County (Sanford) offers mid-range affordability with employers like Caterpillar and Pfizer.

The Western Edge: Guilford & Alamance Counties

Guilford County (Greensboro) anchors the western edge of Kim's service area, offering median homes around $295,000 and proximity to the Toyota battery plant in Randolph County ($13.9B investment). Alamance County (Burlington) serves as a bridge between the Triangle and the Triad with affordable housing and easy I-40/I-85 access.

Infrastructure Reshaping the Region

The Complete 540 outer beltway ($2.3B, full loop by 2028), the S-Line high-speed rail from Raleigh to Richmond ($1.09B), RDU Airport's $2.5B expansion to double capacity, and four planned Bus Rapid Transit corridors are fundamentally reshaping where people live and how property values will evolve over the next decade.
