Cary

One of America's safest cities. Home to SAS Institute, Epic Games' new HQ, Fenton mixed-use district, and some of the Triangle's top-rated schools. Known for pristine neighborhoods and 100+ miles of greenway.

Apex

Median: ~$540K

Named NC's #1 "Boomtown" with 38% growth over 10 years. Charming historic downtown, near Apple's future campus. Strong schools and family-oriented community feel.

Holly Springs

Median: ~$500K

The biotech corridor. Home to Fujifilm Diosynth's $2B campus and 12 Oaks golf community. Excellent schools, Bass Lake Park, and rapid commercial development.

Wake Forest

Median: ~$415K

Approaching 50,000 residents with 23% growth since 2020. Historic downtown charm, Falls Lake access, and the planned S-Line rail station connecting to Raleigh and Richmond.

Garner

Median: ~$375K

The 10th fastest-growing town in America (2024). I-540 Phase 1 now open. Downtown revitalization underway. Best value close to downtown Raleigh — this is the area to watch.

Fuquay-Varina

Median: ~$415K

7.8% growth in a single year. Largest park system per capita in NC (300+ acres). Two distinct downtowns, strong schools, and more affordable than neighboring Holly Springs.

Clayton

Median: ~$360K

Johnston County's crown jewel — 277% growth from 2000–2020. New-construction friendly with prices well below Wake County. I-540 extension will be a game-changer.

Durham

Median: ~$407K

"America's Foodiest Small Town" (Bon Appétit). Home to Duke University, DPAC (top 5 theater in America), Durham Bulls, and a revitalized downtown. Strong arts and startup culture.

Chapel Hill

Median: ~$549K

UNC-Chapel Hill anchors this college town with the #1 school district in NC. Fare-free public transit, walkable downtown, and proximity to Jordan Lake for outdoor recreation.

Pittsboro

Home to Chatham Park — NC's largest master-planned community (60,000 future residents). Disney Asteria Storyliving community coming. Chatham County prices up 11.3% YoY.

Fayetteville

Gateway to Fort Bragg — the world's largest Army installation. Most affordable market in the Triangle footprint. BAH rates can cover entire mortgage payments with VA loans.
